McGrath Management (MMS), owns and maintains a fleet of trucks, specialized equipment, tools and employs a staff of more than 80 full-time and part-time, experienced professionals that can deliver the full spectrum of services your community requires. Our resources include property management and service personnel, to our clients year-round services needs.  
 
Professional property management requires a well-trained, motivated, and experienced staff of professionals. They must be equipped with the most modern back-up and support tools available. Our investments in  infrastructure and technology includes a state of the art server platform to deliver performance. For our clients data protection, our back up and recovery systems include RAID storage and mirroring functionality with real-time off site back-up. We protect our business because it is our clients life line.  
 
MMS provides complete and extensive property management services, including detailed financial reports, lease administration, marketing and advertising campaigns, procurement of services, preventive and recurring maintenance, capital improvement management, energy conservation programs, legal compliance programs, emergency procedures, payroll services, and tenant relations management.

APPROACH TO MANAGEMENT

Regardless of the conditions, our approach is as follows:

  • Identify and Document  the problem or challenge.
  • Analyze  the symptoms down to the root cause.
  • Develop a plan with clear objectives that addresses all aspects of our analysis
  • Execute the plan while at the same time providing oversight
  • Measure the results achieved throughout the process against our pre-defined objective
  • Modify and adjust any of the steps listed above to achieve optimum results.  

Our Account Managers - Each of our clients is assigned an experienced Account Manager and a back-up. Their mission is to provide total client satisfaction. We have provided our staff with state of the art software and hardware, including many other remote capabilities. These productivity tools allow our Account managers to devote more time to servicing our clients. Responsibilities include:

  • Supervise client staff in their daily activities; engage maintenance personnel and other outside contractors as required in client By-Laws. Ensure all third party providers meet the specified service level agreements.
  • Recommend maintenance programs and capital improvements initiatives.
  • Maintain an adequate level of maintenance supplies and equipment.
  • Solicit and render opinions on contract proposals for major capital improvements and supervise work.
  • Respond to all owner/shareholder complaints and inquiries and refer any unwarranted, improper or unusual requests to the Board for action.
  • Comply with all Local and State requirements regarding inspections, permits, tests, etc.

We combine experienced and efficient management skills with expert maintenance and repair services. The benefit to our clients and owners is that the management of the finances and the maintenance of the property remain synchronized and efficient with full accountability.
